CPM is seeking landlords to work with us in our mission to provide decent, safe and permanent housing to persons with special needs.
We are a fully licensed staff of Property Managers, currently housing more than 350 tenants in master leased units.
The CPM HomeFinder is a free website designed to create a marketplace between landlords with vacancies and
individuals and families in need of rental housing in the greater Philadelphia area. CPM’s Property Managers
use this website to locate suitable properties for CPM tenants.
If anyone has an interest in your property, they will contact you directly to get more information or make
arrangements to visit the property.
Please note: There is no guarantee that your property will be needed to house our clients.

- CPM leases the property directly from the landlord; The tenant who occupies your property has a sub-lease with CPM.
- All monies due to the landlord (rental payments, utility reimbursement, tenant damages, eviction cost, etc.) are
the responsibility of CPM, and GUARANTEED to you.
- All maintenance/repairs remain the responsibility of the landlord.
- Leases are on a month-to-month basis.
- All properties must pass a Housing Quality Standard (HQS) inspection prior to leasing and on an annual basis in
order to be eligible.
- This is not a Section 8 Program. CPM is a contract administrator for a number of programs funded by the U.S.
Department of Housing and Urban Development, the Montgomery County Department of BH/DD, and the Philadelphia Department
of Behavioral Health.
- Tenant will lease the property directly from the landlord.
- Tenant pays a portion of the rent directly to the landlord. The 1260 Mainstream Housing Choice Voucher Section
8 Program pays the remaining portion of the rent. (This program is administered by
1260 Housing Development Corporation, an affiliate of CPM.)
- Leases are on an annual basis.
- All maintenance/repairs are the responsibility of the landlord.
- All properties must pass a Housing Quality Standard (HQS) inspection prior to leasing and on an annual basis in
order to be eligible for the program.
